Buying Second Home in Phoenix
Karen home schools her grandson, Angelo. For several years Rachel had been making the drive between homes during her work week to accommodate Angelo's school schedule. She would drop her son off with grandma for school, head to work, then pick him up after work before heading home. Due to that fact, they made the decision that it would simplify their lives if they sold their respective homes and found a home for the three of them together!
As we continued talking I asked about their goals and must-haves. With their answers I helped them gain clarity on the most up-to-date process of buying a home, their many options, and where we would begin! Looking for a new home is one of the most exciting and the most stressful time in life (even more so if you also have to sell and there are children involved.) I loved sharing my knowledge about the Arizona market, communities, locations, and informing them of what the process of buying and selling a home simultaneously would be like. Most importantly, letting them know that I would help them though every step to make the process as easy and enjoyable as possible.
The Home Search

Karen and Rachel were realistic buyers and knew exactly what they were looking for. They had been thinking about buying a home together for some time, so they were also eager and ready to buy. Among the must-haves was a home with three full bathrooms, a large backyard for their six dogs, a diving pool, and no HOA. They worried finding a home with all their must-haves would be challenging.
Before we got involved, they had been looking at homes online and were considering compromising their wants. They were ready to settle for a home with 2 full and 1 half bath - where one bathroom would be shared, a backyard without a pool, but large enough to add one for an additional cost in the future, and a home with a pet friendly HOA. We told them, they don't need to settle! We wanted to make sure we found them a home that met as many of their must-haves as possible.
We reminded them of why they wanted three full baths, and how it would impact privacy as Angelo gets older. We educated them on the cost of owning a home with pool and why we recommend a house that already has a pool. We also researched and discussed with them the maintenance cost for salt water pool versus fresh water pool, pebble tech pool versus plaster pool, and in-ground pool cleaner versus hose cleaner.
We discussed the disadvantages of them buying in a HOA, even if it's pet-friendly. We explained to them that HOAs exist as a management system that maintains certain standard for its homeowners. While an HOA offers service and certain amenities for an ongoing fee, it also generally requires homeowners to follow certain rules. Although HOAs are well intended for the betterment of the neighborhood, it can be an issue if you have pets. While pets are welcome in the Homeowners Association, most HOAs have pet policies where they only allow a certain number of dogs per household, and even have weight restrictions per dog. "A common problem is the 80-pound dog in an association with a 30-pound dog limit." Since Karen and Rachel have six dogs, they would be restricted on which homes they could purchase within the HOA limits. Therefore their ideal home would have no HOA.
Home Sweet Home in Peoria, Arizona
After many viewings and numerous maybes, we found the one! Among the homes for sale in Peoria, Arizona, this home immediately stood out to Karen and Rachel. A beautiful upgraded home on an ample corner lot in a desirable neighborhood that has a great history of appreciation. When we arrived at the home, they immediately fell in love. It was everything they had been looking for and more. The home included a large backyard, three full baths, no HOA, and a salt-water pool!
This house met everything on their checklist!
Not only that, this house gleamed homeownership pride. In fact, the previous owners invested a lot for the best improvements for home evaluation - from interior to the exterior. Some of the upgrades included professionally landscaping the entire property, putting in a gorgeous salt water pool with surrounding deck, extending the existing patio, installing an Alumawood Patio Cover with three remote control fans and lights, custom spotlights, and accent lighting, large wetbar with granite counter top, finished garage with cabinets and workbench, a new garage door, granite counters in kitchen, stainless steel appliances, French doors added off the living room out to patio, and so much more!
They loved the custom pool and the beautiful covered outdoor patio, including a BBO, pool table, dining table, and lounge area. An incredible space to entertain friends and family, or relax on a sunny afternoon. The spacious backyard is perfect for their 6 dogs, and for Angelo to play outside.
It was a great day when I called to tell them their offer was accepted, and this house was to become their very own family home!
